She explained that Lot 1 is 391,4kO:square feet re.area; the minimum floor a~iea <br /> . ~ iL: m,.:9o,,0/ square reel. As a <br />ratio is [95.705; the total area of all buildinzs plarmed for Lot ~' "" ~ <br />result, the plan is 102,499 square feet deficient of the .5'ra~J:o. :"i: <br />Community. Development Director Fr0lik advised that a ~6tal:i~f ;,_8 ''~' parking spaces would be <br />required for the uses ultimate y proposed for Lots 1 and. 2'; ~ site plan is showing 45I spaces. <br />In addition, the loading docks are located on the southeast comer of the grocery store building, <br />with a truck access from Zeolite.· She noted the plan includes a 12-foot hi:gh concrete wall to <br />screen the loadin~ dock activity fr. om Public view. <br /> <br />Community Development Di'?ector Frolik stated the. finding and utility plans have been reviewed <br />by the Engineering Department and required modifications to the plans are listed in the Staff <br /> <br />Community Development Director Frol'ik stated the Landscape Plan has been reviewed by City <br />Staff and 14 [ trees and 320 sim.tbs must be planted in order to meet the landscape requirements <br />fbr the entire block. She noted the plan submiRed includes [02 trees and 348 shrubs; the plan <br />must be: modified to include an additional 39' trees. <br /> <br />Community Development Director Fro[ik noted that the site plan submittal lacks a lighting plan <br />and a waste storage area plan. <br /> <br />Community Development Director Frolik stated the site plan for the groce~ store generally <br />confbnns to the Town Center Development Guidelines. She advised that the architectural <br />features, include diversity in texture, color, projections, r'ecesses, and height and the selected <br />· materials: include EIFS integ-rally treated with color, brick veneer, split face CMU, precast <br />concrete panels, smooth face ag~egate and pre-finished metal accents. She stated that some of <br />these same materials will be used on the fael pump island and car wash to aesthetically blend in <br />with the main store. She explained the guidelines recommend that 35% of ~ound level street <br />[font facades be glass openings· The anaount of glazing on the north wall (Sunwood Dr/ye side), <br />the east wall (Zeolite Street side), and west wall (Amastron. g Blvd.) is 21%, '7% and 2%, <br />respectively. She stated the intent or' the glass opening guideline is to promote building desibms <br />th.,at encore'age walking the sidewalks, and window shopping. However, a ~oce~ store, fuel <br />amen/tv and pharmacy are destination shopping versus a window shopping experience. She <br />reiterated that the guidelines encourage large scale retail to locate adjacent to the railroad, which <br />is away fi'om ~;idewalks..
