10. <br /> <br />11. <br /> <br />12. <br /> <br />13. <br /> <br />14. <br /> <br />15. <br /> <br />16. <br /> <br />17. <br /> <br />18. <br /> <br />19. <br /> <br />20. <br /> <br />21. <br /> <br />22. <br /> <br />That the Applicant is requesting a variance to allow for more than one main building on a lot <br />in order to construct multiple principal buildings on the proposed LOt 1, Block 1, Ramsey <br />Town Center 3rd Addition. <br /> <br />That the TC-2 Zoning District was created for larger'scale retail operations and encourages <br />the buildings to'be clustered in compact, identifiable areas and not preseni the look of typical <br />strip suburban development. <br /> <br />That the buildings on Lot 1 are designed to share parking with other uses on Lot 1. <br /> <br />That allowing the multiple buildings on Lot 1 allow for the Applicant and the City to look at <br />the design, function, and aesthetics of the block comprehensively instead of on a piecemeal <br />basis. <br /> <br />That creating separate lots for each building will require the creation of individual parking <br />areas for each tot that will limit the ability to share parking and will most likely increase the <br />amount of parking spaces on the site. <br /> <br />That the Applicant has stated the variance requested is the minimum variance needed to <br />alleviate the hardship. <br /> <br />That on May 6, 2004 and on May 11, 2004, the Planning Commission and City Council <br />approved the sketch plan for the grocery store, which plan showed the Subject Property laid <br />out as presently contemplated. <br /> <br />That the Planning Commission approved the preliminary site plans lbr three of the buildings <br />(grocery store, the 18,000 square foot retail building, and the 11,000 square foot retail <br />building) on July 12, 2004 contingent on the applicant receiving several variances and final <br />site plan approvals. <br /> <br />That on July 27, 2004, the City Council approved the three preliminary site plans contingent <br />on the applicant receiving the necessary variances and final site plan approvals. <br /> <br />That if granted, the variance will/will not permit a use that is prohibited in the TC-2 <br />Commercial Zoning District. <br /> <br />That if granted, the variance will/will not impair an adequate supply of light and air to <br />adjacent proper ,ty. <br /> <br />That if ~anted, the variance will/will not endanger the public safety.. <br /> <br />That if granted, the variance will/will not um'easonably diminish property values in the <br />neighborhoOd. <br /> <br />2.3.
