P90 <br /> <br />Motion by Councilmember Cook, seconded by Councilmember Zimmerman, to grant approval <br />of the proposed site plan contingent upon compliance with City Staff Review Letter dated June <br />11, 2004 and the developer entering into a T[F agTeement with the City. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Cook, Zimmerman, Elvig, Kurak, <br />Pearson, and Strommen. Voting No: None. <br /> <br />Case #15: Request for Site Plan Review; Case of Basalt Properties, LLP <br />Community Development Director Frolik explained this is the site plan for the northerly piece of <br />property. The Planning Commission reviewed the site plan and recommended approval. The <br />TIF agreement will not be brought forward for approval until closer to construction. There are <br />some minor modifications required with the landscaping and drainage plan. <br /> <br />Motion by Councilmember Cook, seconded by Councilmelnber Zimmerman, to grant approval <br />of the proposed site plan contingent upon compliance with City Staff Review Letter dated May <br />28, 2004, the rezoning of the subject property to PUD, approval of the Basalt Office 2"d Addition <br />final plat, and the developer entering into a TIF agreement with the City. <br /> <br />Further Discussion: Councilmember Kurak inquired about the appearance of the buildings. <br />Community Development Director Frolik replied they are all exposed red rock aggregate, and are <br />uniform. <br /> <br />Motion canded. Voting Yes: Mayor Gamec, Councilmembers Cook, Zimmerman, Elvig, Kurak, <br />Pearson, and Strommen. Voting No: None. <br /> <br />Case #16: Request for Preliminary Plat Approval for.Town Center 4t~' Addition; Case <br /> of Ramsey Town Center, LLC <br />Assistant Community Development Director Trudgeon explained that the City is in receipt of a <br />preliminary plat to plat one buildable lot and one outlot located within Town Center. The subject <br />property is located at the corner of Sunwood Drive and Peridot Street. The preliminary plat is <br />proposing to plat one buildable lot and one outlot. Lot 1 is 1.23 acres in size and is zoned TC-3. <br />The City received a site plan by Sharp and Associates to develop a 43,168 square foot office <br />building on Lot 1. City Code doe's not establish a minimum Iot'size in the TC-3 District. The <br />site plan meets lot width and depth requirements. The prelirninary plat is providing a l0 foot <br />drainage and utility easement along the north and west plat boundary lines. The site plan <br />submitted for the development of the office building is'showing a zero lot line setback along a <br />portion of the northern plat boundary line and parking stalls are being proposed along the <br />western boundary line. It is the City's policy to not have drainage and utility easements where <br />buildings and parking tots are being constructed. The City is not requiring the proposed 10 foo:t <br />drainage and utility easements along the north and west boundary lines. The preliminary plat <br />should be revised accordingly. <br /> <br />Assistant Community Development Director Trudgeon explained that the site plan is proposing <br />to develop a two story building that will have a zero lot line setback along Sunwood Drive. The <br />preliminary plat for Sunwood Drive shows 9 feet from the back of curb to the property line. The <br />streetscape plan that has been established for Sunwood Drive will include boulevard trees and <br />street lights within the sidewalk section.
