That City Code establishes a requirement for a 60 foot wide buffer yard between <br />Employment and Single Family Residential uses; the site plan submitted by the Applicant <br />identi}ies a 65 foot wide buffer yard around the perimeter of the Subject Property. <br /> <br />That the R-1 Residential Rural Developing District regulations restricts lot coverage to <br />35%. <br /> <br />I0. <br /> <br />That the greenhouse activity on the Subject Property, exclusive of the homestead and <br />approximately 2.5 acres of land (current minimum lot size in the R-1 Residential Rural <br />Developing district), has a current lot coverage of 405,584 square feet or 25% of the 37.5 <br />acre commercial area. <br /> <br />i1. That the 35% lot coverage restriction would allow up to 167,720 square'feet of additional <br /> expansions to the greenhouse facility. <br /> <br />12. That the proposed use will/will not be unduly dangerous or detrimental to persons residing <br /> or working in the vicinity of the use, or to the public welfare. <br /> <br />13. That the proposed use will/will not substantially adversely impair the use, enjoyment or <br /> market value of any surrounding property. <br /> <br />14. <br /> <br />That the proposed use will/will not be designed, constructed, operated, and maintained so <br />as to b~ harmonious and appropriate in appearance with the existing or intended.character <br />of the general vicinity and will/will not change the essential character of the area. <br /> <br />15. That the proposed use will/will not be hazardous to existing or.future neighboring uses. <br /> <br />16. That the proposed use will/will not be disturbing to existing or future neighboring uses. <br /> <br />17. That the proposed use will/will not be a substantial improvement to the property. <br /> <br />18.
