That City Code establishes a requirement for a 60 foot wide buffer yard between <br />Employment and Single Family Residential uses; the site plan submitted by the Applicant <br />identi}ies a 65 foot wide buffer yard around the perimeter of the Subject Property. <br /> <br />That the R-1 Residential Rural Developing District regulations restricts lot coverage to <br />35%. <br /> <br />I0. <br /> <br />That the greenhouse activity on the Subject Property, exclusive of the homestead and <br />approximately 2.5 acres of land (current minimum lot size in the R-1 Residential Rural <br />Developing district), has a current lot coverage of 405,584 square feet or 25% of the 37.5 <br />acre commercial area. <br /> <br />i1. That the 35% lot coverage restriction would allow up to 167,720 square'feet of additional <br /> expansions to the greenhouse facility. <br /> <br />12. That the proposed use will/will not be unduly dangerous or detrimental to persons residing <br /> or working in the vicinity of the use, or to the public welfare. <br /> <br />13. That the proposed use will/will not be a substantial improvement to the property. <br /> <br />18.
