LANDSCAPING <br /> All business uses shall p~ovide a landscaped area along all <br /> streets and areas separatin9 business frc~ residential use. <br /> This shall be kept clear of all stuctures and off-street park- <br /> lng. This area shall be at least 20 feet in depth along all <br /> streets, measuxed form the street right-of-way. Except for <br /> driveways, the area shall extend along both streets in the case <br /> of a oorner lot. <br /> <br />SC~E~ING <br /> Where any business is adjacent to residentially zoned/used pro- <br /> petty, there shall be screening provided along the boundary of <br /> the residential property. Screening shall also be provided <br /> where a business or parking lot is across the street fr~n a <br /> residential zone (but not on that side of the business oon- <br /> sidered to be the front). Screening shall oonsist of the <br /> following: <br /> a. shrubs; <br /> b. berms; <br /> c. trees. <br /> Screening shall be o~que. <br /> <br />All screening within 30 feet of any driveway or street shall be <br />less than 36 inches in height above the curb or center ~f the <br />street. <br /> <br />LIGHTING <br /> Any lighting used to ill~inate an off-street imrking area, <br /> sign or structure, shall be arranged to deflect light away <br /> frcin any adjoining residential district or t~3h!ic street. <br /> Bulbs ~itting in excess of 3000 lt~ens (150 watts) shall be <br /> so directed that the bulb is not visible frc~n off of the <br /> property where such light source is located. <br /> <br />AR~ ITECFURAL 00NIRCL <br /> All exterior finishes on any building shall be: <br /> a. face brick; <br /> b. natural stone; <br /> c. specifically designed precast concrete unit which sur- <br /> faces have been integrally treated with an applied <br /> decorative material or texture; <br /> d. factory fabricated and finished metal framed panel <br /> construction, if the panel material is to be of those <br /> noted in a, b, or c above; or <br /> e. other material as may be approved by the Planning ~ <br /> mission and City Gouncil. <br /> (k~binations of such materials shall be permitted. <br /> <br />FLOOD PLAIN RMGULATIONS <br /> Certain areas in the RB district are located within desig- <br /> nabed Flood Plains and are subject to additional regulations <br /> as specified in ... <br /> <br /> <br />
