district, all exterior storage shall be screened with the excep- <br />tion of: <br /> a. merchandise displayed for sale; <br /> b. materials and equipment presently being used for <br /> construction on the premises; and <br /> c. merchandise located on service station ptmp islands. <br /> <br />All industrial uses shall provide a landscaped area along all <br />streets and areas separating industrial frcm residential use. <br />This shall be kept clear of all structures, storage, and off- <br />street parking. ~his area shall be at least 20 feet in depth <br />along all streets, measured frcm the street right-of-way. <br />Except for driveways, this area shall extend along both streets <br />in the case of a corner lot. <br /> <br />All structures, required landscaping and fences shall be main- <br />tained so as not to be unsightly to adjoining areas. <br /> <br />SGRE~INS <br /> Where any industrial use is adjacent to residentially <br /> zoned/used property, there shall be screening provided along <br /> the residential property. Screening shall also be provided <br /> where an industry or parking lot is across the street from a <br /> residential zone (but not on that side of the industry oonsi- <br /> dered to be the front). Screening shall consist of one or <br /> more of the following: <br /> a. shrubs; <br /> b. berms; <br /> c. trees. <br /> Screening shall be opaque. <br /> <br /> Ail screening within 30 feet of any driveway of street shall be <br /> less than 36 inches in height above the curb or center of the <br /> street. <br /> <br />Screening shall consist of an attractive solid fence or wall, <br />or equivalent not less than five feet high, but not to extend <br />within fifteen feet of any street or driveway. ~he screening <br />shall be placed along property lines, or in case of screening <br />along a street, twenty feet fr~m the street right-of-way with <br />landscaping between the screening and pavement. <br /> <br />LIGHTING <br /> Any lighting used to illu~inate an off-street parking area, <br /> sign or structure, shall be arranged to deflect light away <br /> from any adjoining residential district or public street. <br /> Bulbs emitting is excess of 3000 lunens (150 watts) shall be <br /> directed to that the bulb is not visible from off of the <br /> property where such light source is located. <br /> <br />FLOCk) PLAIN RES~IRICTIONS <br /> Certain areas in the I-1 district are located within <br /> designated.'Flood Plains and are subject to additional regu- <br /> <br /> <br />
