No use will be permitted in the RI district if the use <br />generates Process waste water. <br /> <br />No use will be permitted unless green areas for three ade- <br />quately sized septic systems are provided for each site <br />where domestic waste water will be generated. <br /> <br />STORAGE <br /> Garbage receptacles, refuse areas must be in rear or side <br /> yards and must be screened fr~ public view. <br /> <br />No exterior storage shall be allowed if the property abutts <br />a residential district. <br /> <br />LANDS~PING <br /> Ail industrial uses shall provide a landscaped area along all <br /> streets and areas separating industrial from residential use. <br /> This shall be kept clear of all structures and off-street park- <br /> ing. 7his area shall be at least 20 feet in depth along all <br /> streets, measured from the street right-of-way. Except for <br /> driveways, the area shall extend along both streets in the case <br /> of a corner lot. <br /> <br />Where any industrial use is adjacent to a residential use/zone, <br />there shall be screening provided along the boundary of the <br />residential property. Screening shall also be provided where <br />an industry or parking lot is across the street fr~m a residen- <br />tial zone (but not on that side of the industry considered to <br />be the front). Screening shall oonsist of the foll~ing: <br /> a. shrubs; <br /> b. berms; <br /> c. trees. <br />Screening shall be opaque. <br /> <br />All screening within 30 feet of any driveway or street shall be <br />less than 36 inches in height above the curb or center of the <br />street. <br /> <br />LIGHTING <br /> Any lighting used to illuninate an off-street parking area, <br /> sign or structure, shall be arranged to deflect light away <br /> frcm any adjoining residential district or l~3hlic street. <br /> Bulbs emitting in excess of 3000 lt~ens (150 watts) shall be <br /> directed so that the bulb is not visible from off of the <br /> property where such light source is located. <br /> <br />AR O~ ITECi~3RAL CON~CL <br /> All exterior finishes on any building shall be face brick, <br /> natural stone, specifically designed precast concrete units <br /> treated with an applied decorative material or texture, or <br /> other material as may be approved by the Planning Commission <br /> or City Council.
