more than ten thousand square feet; with one additional berth <br />required for each additional tewnty-five thousand square feet of <br />floor area. <br /> <br />The following shall not be considered as encroachments on <br />setbacks and height requir~ents: <br /> a. In any yards., off-street parking spaces, terraces, <br /> awnings, canopies, steps, chimneys, flag poles; <br /> b. Fences, walls and hedges: notwithstanding any other <br /> provisions of this ordinance, fences, walls, and <br /> hedges are permitted in or along the edge of any resi- <br /> dential yard; <br /> c. In rear yards: recreational and laundry drying equip- <br /> ment, arbors and trellises, balconies, breezeways, open <br /> porches, detached outdoor living rooms and private <br /> garages, providing a setback of 5 feet or the depth <br /> of any existing easements, whichever is greater, is <br /> maintained; <br /> d. Height limitations shall not apply to barns, silos, <br /> and other structures on farms, church spires, bel- <br /> fries, cupolas and domes, monuments, water towers, fire <br /> and hose towers, observation towers, chimneys and <br /> ~okestacks, flag poles, telet~one poles, television <br /> antennae, and parapet walls not extending more than <br /> four feet above the limiting height of the building. <br /> <br />HEIGHT ~Rg_,ULATIONS <br /> <br />No structure shall exceed 35 feet in height above average ground <br />level. <br /> <br />Fences shall be located entirely on the owner's property and the <br />fence location and placement shall be the owner's responsibility. <br />Pences shall be located such that they do not interfere with <br />traffic visibility. <br /> <br />It is the policy of the City to preserve and promote <br />attractive, stable residential, business and industrial <br />environments through the contruction of quality projects and <br />develot~ents. No structure or land shall be used, occupied, <br />erected, constructed, reconstructed, moved or structurally <br />altered except in conformity with the following specifications <br />for the zoning district in which it is located. <br /> <br />Site plan reviews are required for all proposed multiple family <br />dwellings (3 or more units), mobile ho~e parks, commercial and <br />industrial develoi~ents, and all proposed develot~ents within the <br />Flood Plain, Scenic Rivers, and Environmental Protection and <br /> <br />K-6 <br /> <br /> <br />
