That Mr. Wayne Johnson, hereinafter referred to as 'Applicant,' has <br />properly applied for a conditional use peurit to construct a building to be <br />used for warehousin~ purposes in a B-1 Business District. <br /> <br />2. ~hat the A~icant appeared before the Plannin~ and Zonir~ (1~r~ission for a <br />public hearing pursuant to City Ordinance on Octoberm 1, 1985. Jeannette Lane as described in Book <br />296, Page 371; then northeasterly on the westerly line of said Lane <br />property a distance of 176 feet more or less to a point on the north line <br />of said Lot 1 which said point is the northwesterly corner of the Lane <br />property and being 154.4 feet southeasterly fro~ the northwest corner of <br />said LOt 1. <br /> <br />4. ~hat the subject property is located in a B-1 Business District and the <br />Applicant is requesting a conditional use permit to construct a warehouse on <br />this property. <br /> <br />5. ~hat the City (bale does not specify warehouses as a permitted use in the B- <br />1 Business District. <br /> <br />6. ~hat the Standards for Consideration are as followsg <br /> <br />a. That the property is zoned B-1 Business and warehouses are not a <br /> permitted use i~ th/s zone; <br /> <br />b. ~hat the adjoining property is used for primarily residential purposes; <br /> <br />c. ~hat there is not another similar use in close proximity to the subject <br /> ~op~rty; <br /> <br />d. That the proposed use would create an increase in the tcaffic flow to <br /> <br />I and fc~ the penises; <br /> <br /> <br />
