Water <br />is usually less than 10 feet deep and is <br />fringed by a border of emergent vegetation. <br />Vegetation includes pond weeds, wild celery, <br />coon tail, muskgrasses, water lilies and <br />spstterdocks. <br /> <br />Type VI. Shrub Swamps. The soil is usually water <br /> logged during the growing season and is often <br /> covered with as much as 6 inches of water. <br /> Vegetation includes alders, willows, dogwoods <br /> and swamp-privet. <br /> <br />~. A group of trees at least one-half acre in <br />area and with a crown oover of 50% or greater. <br /> <br />170.0112D Shoreland Overlay District Development Standards <br /> <br />a) Permitted Uses. <br /> <br />Ail permitted uses allowed and regulated by the applicable <br />zoning district underlying this shoreland overlay district <br />as indicated on the official zoning map of the City. <br /> <br />b) Conditional Uses. <br /> <br />1) All conditional uses and applicable attached <br />conditions allowed and regulated by the applicable <br />zoning district underlying this shoreland overlay <br />district as indicated on the official zoning map of <br />the City and as required by Section IV of this <br />Ordinance. <br /> <br />2) Boathouses <br /> <br />c) Substandard Uses. <br /> <br />Any uses of shorelands in existence prior to the date of <br />enactment of this ordinance which are permitted within the <br />applicable zoning district, but do not meet the minimum lot <br />area, setbacks or other dimensional requirements of this <br />ordinance are substandard uses. Substandard uses, includ- <br />ing substandard sanitary facilities, shall be allowed to <br />oontinue. However, any structural alteration or addition <br />to a substandard use which will increase the substandard <br />dimensions shall not be allowed. <br /> <br />c) Prohibited Uses. <br /> <br />Any uses which are not Permitted or Conditional Uses as regu- <br />lated by the applicable zoning district underlying this <br />shoreland overlay district as indicated on the official <br />zoning map of the City. <br /> Ordinance ~85- <br /> <br />Page 8 of 31 <br /> <br /> <br />
