HINTON <br /> <br /> /~shat. the Applicant has properly applied for a Board of Adjustment <br /> variance to construct a second residential structure on one <br />/ parcel of land. <br /> <br />~hat the Applicant appeared before the Board of Adjustment for a <br />public hearing on February 26, 1985, and that said public hearing <br />was properly advertised and that the minutes of said public <br />hearing are hereby incorporated as a part of these findings by <br />reference. <br /> <br />~hat the subject property is generally kn~n as the J.D. Soott <br />farm at 7910 173rd Avenue N.W. and is located in the R-1 <br />district. <br /> <br />~hat the subject property is approximately 7.5 acres in size. <br /> <br />Shat the Applicant's request is to construct a second residential <br />structure on the subject property. ~ere presently exists one <br />residential structure and several accessory buildings on the <br />northeast portion of the parcel. ~e Applicant is proposing to <br />oonstruct the seoond residence on the southwest portion of the <br />parcel. <br /> <br />~hat the City Ordinance allows only one residential structure on <br />a parcel of land, except in the case of planned unit <br />developments. <br /> <br />~hat the subject parcel has access from 173rd Avenue N.W. along <br />its northern boundary. <br /> <br />Shat there is access from Bison Street N.W. along the eastern <br />boundary of the subject parcel. <br /> <br />Shat there may be exceptional, unique or extraordinary <br />circumstances or conditions applying to the property in question <br />as to the intended use of the property that do not apply <br />generally to other properties in the same zoning district <br />inasmuch as the existing dwelling is to be only temporarily <br />occupied. <br /> <br />Shat such variance may be necessary for the preservation and <br />enjoyment of a substantial property right similar to that <br />possessed by other properties in the same district and in the <br />same vicinity. She possibility of increased financial return <br />shall not in itself be deemed sufficient to warrant a variance. <br />However, in this case, this parcel will have only one residential <br />dwelling unit in the future. <br /> <br />Shat the authorizing of such variance will not be of substantial <br />detriment to adjacent property and will not materially impair the <br />intent or purpose of this ordinance or the public interest. <br /> <br /> <br />
