That said public hearing was properly <br />advertised and minutes of that public hearing are hereby <br />incorporated by reference. <br /> <br />3. ~hat the property which is the subject of the application is <br />located on the north side of Highway 10 and north of Anoka 'County <br />Road 56 in the City of Ramsey and is described as follows: <br /> <br />Bm <br /> <br />~hat part of Lot 7, Auditors Subdvision 34, Anoka County, <br />Minnesota, described as follows: cormencing at the Southeast <br />corner of said Lot 7; thence Northwesterly on the <br />Southwesterly line of said Lot 7, a distance of 770 feet; <br />thence North and parallel with the East line of said Lot 7 and <br />to the Northeasterly line of said Lot 7; thence Southeasterly <br />on said Northeasterly line a distance of 350 feet to the point <br />of beginning of land to be described; thence South and <br />parallel with the East line of said Lot 7 and to the South- <br />westerly line of said Lot 7; thence Southeasterly on said <br />Southwesterly line a distance of 180 feet; thence North and <br />parallel with the East line of said Lot 7 and to the North- <br />westerly line of said Lot 7; thence Northwesterly on said <br />Northeasterly line and to the point of beginning. <br /> <br />~hat the subject parcel is approximately 1.1 acres and is <br />located in an I-1 Industrial Distr. ict. <br /> <br />~hat the Standards for Consideration are as follows: <br /> <br />a) ~at the 15r6~rt~; is ~on <br /> a <br /> ~ltt~ use <br /> <br />b) ~at ~e adjoining pro~r~ ~n~ins a ~t ~spi <br /> west, a residential structure ~ ~e east, and vaunt <br /> industrial l~d to ~e ~r~; <br /> <br />//!/iii! /~c)~hat the closest automobile sales site is located approximately 1 mile to the east in a B-1 District, where auto sales is <br /> · r, .. a permitted use; <br /> d) ~hat there would be no change in traffic flow to the area; <br /> <br />e) ~hat there are other similar uses, the sale of automobiles, in <br /> the City of Ramsey; and <br /> <br />f) ~hat the proposed use will not be detrimental to persons <br /> <br /> <br />
