I <br />I <br />I <br />I <br />I <br />I <br />i <br />! <br /> <br />~cn~ity t~uc in this C~SC and all future development with reupect to t. hc <br />Co,,p~ehcnstve ?lan. <br /> <br />Cu~m~,is~tone~ Zinm~man reierxed to plane to extend 153~d a~ an acce~ point in <br />the developnent and requested oun~nent~ fiom Wi Pearson. <br /> <br />Pearson stated he is concerned with who will pick up the oust of extending <br /> <br />Discussion ensued regarding the need for access on the eastern side of the <br />develoFment tn provide for better e~ergency and public vehicle access to the <br />area. <br /> <br />Cam~issioner Zin, nerman inquired about parks planned tn the area; public, <br />private or none. <br /> <br />Mr. Gait stated that 560 acres has been ~et aside for open space and is <br />desionated private at this time. <br /> <br />City Engineer Raatikka stated that in 1981 or 1982 an aerial tofo of the area <br />was taken as part of an airport study at that time; some of the slopes are up <br />to 40% and this might present problems with some of the lots. ~he City is <br />currently workin9 on an Environmental Ordinance which proposes to restrict <br />develoFment of slopes over 18%. <br /> <br />Con~issioner De~er stated that there is a granite mon~aem on the property <br />that should not be disturbed. <br /> <br />Discussion ensued regardin9 the fact that during the EAW process, the <br />ltistorical Society will be reviewing the area and n~nkin9 r~ndations on <br />preservation of anythirg with historical value. <br /> <br />~he Commission thanked Mr. Gait for the excellent presentation. <br /> <br />Mr. Gait stated that it does appear that this Planning Commission thinks <br />favorably of this concept on it's present set of substances and that this <br />Oommission thinks favorably towards amending the density set down in the <br />Ommprehensive Plan. <br /> <br />Ommission agreed with Mr. Gair's previous statement. <br /> <br />~hairman Peterson stated that the Planning Ovmmission has a workshop scheduled <br />for January 23 to review alternatives available in dealing with the density <br />probl~ and to take steps to proceed to amend the Comprehensive Plan so that <br />it will meet the needs of the landowners. <br /> <br />Case ~3-.
