Rd. 56 and N. of T.H. 10 in <br />Section 34, T. 32, R. 25 in City of Ramsey <br />Anoka County <br /> <br />Dear Mr. Peterson: <br /> <br />(612) 545-3761 <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />We are in receipt of the above referenced plat for our review in accordance <br />with Minnesota Statutes 505.02 and 505.03 Plats and Surveys. We find the plat <br />acceptable for further development with consideration of the following <br />comments: <br /> <br />The Metropolitan Council's transportation plan has classified T.H. <br />10 as a "Major Arterial" in this area. The Anoka County <br />transportation plans indicate the same level of classification. <br />Mn/DOT's long range plans for T.H. 10 are to eliminate as many <br />direct access points as possible and provide access only at major <br />crossroads, via frontage roads or local streets. These major <br />crossroads would then be controlled with traffic signals as <br />warranted. In this area it appears that the major access will be <br />Co. Rds. 56 and 57. <br /> <br />The developer has proposed temporary access be developed with <br />highway access at each end of the property. This may be acceptable, <br />however, a plan would have to be developed to indicate how the <br />temporary accesses would be eliminated in the future. These access <br />points, if allowed, should be limited to either 1 or 2 locations and <br />must be coordinated with properties on each side of the plat. <br /> <br />Before any construction may begin within the existing highway, right <br />of way permits must be applied for and approved at our District <br />Office.. <br /> <br />Drainage was not indicated on the plat, and therefore, we have <br />assumed the existing patterns will be perpetuated. <br /> <br />I <br /> <br />A n Equal Opportunity Employer <br /> <br /> <br />
