9. That the Applicant presented the proposed P.U.D. plan to the <br />Planning and Zoning Gommission on June 4, 1985 as its final plan, <br />which final plan the City Oouncil will review on June 11, 1985. <br /> <br />10. ~hat the proposed site of the Applicant's request presently <br />contains R-1 Rural Residential and RB-la Rural Business zoning. <br /> <br />11. That the proposed site consists of approximately 1250 acres. <br /> <br />12. That the surrounding property is either residential or <br />vacant. <br /> <br />13. ~hat the Applicant is requesting approval of 42 single family <br />home lots with an average lot size of 2.5 acres and the remainder <br />of the site to be platted as outlots. <br /> <br />14. That the proposed West Oaks P.U.D. is consistent with the <br />City ' s Comprehensive Plan. <br /> <br />15. That the proposed West Oaks P.U.D. is designed to form a <br />desireable and unified develo~nent within its own boundaries. <br /> <br />16. ~hat the proposed West Oaks P.U.D. will not be detrimental to <br />present and future land uses in the surrounding area. <br /> <br />17. That any exceptions to the standard requirements of the <br />zoning and subdivision ordinances are justified by the design of <br />the proposed development. <br /> <br />18. That the proposed West Oaks P.U.D. will not create an <br />excessive burden on parks, schools, streets and other public <br />facilities and utilities which serve, or are proposed, to serve <br />it. <br /> <br />19. ~nat the proposed West Oaks P.U.D. will not have an undue and <br />adverse impact on the reasonable enjoyment of the neighboring <br />property. <br /> <br />The motion to adopt the foregoing ~indings of fact was duly <br />seconded by Commissionmember Z immerman and upon vote being taken <br />thereon, the following voted in favor thereof: <br /> <br />Chairman Peterson, Co~ssiomnambers Hendriksen, Johnson, <br />Dee~er and Z in~ne~ <br /> <br />and the following were absent: <br /> <br />Commissiommembers Kennen and La Due <br /> <br />whereupon said findings of fact were declared duly passed and <br />adopted by the Ramsey Planning and Zoning Commission this the 4th <br />day of June, 1985. <br /> <br />-2- <br /> <br /> <br />
