Development Agreement by and between the City of Ramsey, Minnesota (City), <br />and North Fork, Inc., a oorporation organized under the laws of the State of <br />Minnesota (Developer). <br /> <br /> WT~F~%S, Developer is the ~ner of certain real property situated in Anoka <br />County, Minnesota, located in the City of Ramsey, the legal description of <br />which real property is attached hereto as Exhibit "A"; and <br /> <br /> WHEREAS, the name of the proposed Planned Unit Development is NORTHFORK, <br />hereinafter referred to as "P.U.D."; and <br /> <br /> ~, Developer desizes to effect the reoording of the P.U.D. with the <br />Anoka County Recorder, upon the execution and approval thereof by the City <br /> <br /> NU~, ~EFORE, in consideration of the mutual covenants and praises <br />contained herein, it is agreed as foll~s: <br /> <br /> 1. ~. ~he parties acknowledge that the P.U.D. is submitted <br />pursuant to the City (bde of the City of Ramsey, and specifically submitted <br />pursuant to the planned unit development section of said Code, and is the <br />subject of a previous written planned unit development plan on file and of <br />record with the City of l~msey, for which concept aupr(wal has been previously <br />given by the City Council of the City of Ramsey. The parties further <br />acknowledge that said planned unit development incorporates single family <br />residential usage, open s~ace recreational usages, and four (4) Outlots, which <br />Outlots shall not be developed and/or improved without compliance with the <br />Minnesota Environmental Quality Board (~QB) rules and regulations. <br /> <br /> 2. ~. Public improvements to be incorporated and <br />constructed in conjunction with the P.U.D. include streets to be known as White <br />Tail Trail, White Tail Court, White Tail Circle, White Tail Way and White Tail <br />Lane, as shown on the plat, hereto attached as Exhibit "B", and drainage <br />easements to be as reo0mmended by the City Engineer.
