That the Applicant has applied for a Board of Adjustment <br />varianoe to construct an accessory structure larger than allowed <br /> city oxy. <br /> <br /> 2, That the Applicant appeared before the Board of Adjustment <br />I for a public hearing on July 23, 1985, and that said public <br /> hearing was properly advertised and that the minutes of said <br /> public hearings are hereby incorporated as a part of these <br /> findings by referenoe. <br /> <br />I <br />I <br /> <br />I <br />I <br />I <br /> <br />3. That the Applicant's property is generally known as 6540 <br />169th Lane N.W. and is located in the R-1 Residential District. <br /> <br />4. ~hat the subject lxoperty is approximately one acre in size. <br /> <br />! <br />I <br />I <br />i <br />I <br />I <br />I <br />I <br /> <br />5. That the Applicant's request is to construct a 28' x 36' <br />attached three car garage with an area of 1008 square feet. The <br />existing attached garage is proposed to be converted into a <br />workshop and living area. <br /> <br />6. That the City Code defines attached garages with areas <br />greater than 824 square feet as accessory structures. <br /> <br />7. ~hat the City Code restricts the total square footage of an <br />accessory structure to 624 square feet on parcels of land less <br />than 2-1/2 acres. <br /> <br />8. That there may be exceptional, unique or extraordinary <br />cirammtances or conditions applying to the property in question <br />as to the intended use of the property that do not apply <br />germrally to other p~operties in the same zoning district. <br /> <br />9. ~hat such varianoe may be necessary for the preservation and <br />enjoyment of a substantial property right similar to that <br />possessed by other properties in the same district and in the <br />same vicinity. The possibility of increased financial return <br />shall not in itself be deened sufficient to warrant a variance. <br /> <br />10. That the authorization of such variance will not be of <br />substantial detriment to adjacent property and will not <br />materially impair the intent or purpose of this ordinance or the <br />public interest. <br /> <br />11. That the condition or situation of the subject-property, or <br />the intended use of the property for which the variance is <br />sought, is not of so general or recurrent a nature as to make <br />reasonably practicable the formulation of a general regulation <br />for such conditions or situation. <br /> <br /> <br />
