The plat consists of two commercial lots, which conform to <br /> the area and frontage requirements of the City Code· <br /> <br /> 2. The proposed plat did not state who the owner or subdivider <br /> <br />  ~-~ were as required by Article 170.037A of the City Code. <br /> <br />D~{ 3. I The proposed plat data did not include a topography or soil <br />.~.~1~- ~, / borings as required by Articles 170.037B h. & i. of the City <br /> <br /> r/ 4/ The proposed plat did not show how surface water drainage <br /> k~_/ would be handled as of the <br /> required by Article 170.037C g. <br /> City Code <br /> <br /> 5. The front building setback was shown incorrectly at 40 feet <br /> instead of 50 feet. <br /> <br />A statement of proposed use of the lots, source of water <br />supply and facilities for sewage disposal was not made. <br /> <br />Based on the Anoka County Soils Survey, the soil on the plat <br />is Hubbard coarse sand which is suitable for on-site waste- <br />water disposal. <br /> <br />The proposed plat abutts U.S. Highways 10, 52 & 169. Article <br />170.038E 7 of the City Code does not allow for direct access <br />from individual lots to major highways. <br /> <br />The developer will be required to obtain approval from the <br />Minnesota Department of Transportation for any access onto <br />U.S. Highway 10, 52 & 169. <br /> <br />civil · municipal · planning · soils · land rurveying · landscape architecture <br /> <br /> <br />
