Councilmember Pearson introduced the following resolution and moved for its adoption: RESOLUTION #04-06-148 A RESOLUTION GRANTING PRELIMINARY PLAT APPROVAL OF RIVENWICK VILLAGE. WHEREAS, Turtle Moon Inc., hereinafter referred to as "Applicant", has properly applied for final plat approval of Rivenwick Village on the following described property located in the City of Ramsey: Outlot A, Rivenwick Third Addition, according to the recorded plat thereof, Anoka County, Minnesota. (the "Subject Property") WHEREAS, on October 9, 2003, the City of Ramsey received an application and sketch plan fi:om Turtle Moon Inc. for a townhome plat to be named Rivenwick Village; and WHEREAS, on November 6, 2004, the Planning Commission reviewed the sketch plan and recommended that the Developer proceed to the preliminary plat stage; and WHEREAS, on November 14, 2004, the Park and Recreation Commission reviewed the proposed plat and recommended park dedication be satisfied through a cash payment; and WHEREAS, on January 29, 2004, the Developer submitted a preliminary plat for Rivenwick Village plat to the City; and WHEREAS, on March 11, 2004, the Planning Commission conducted a public hearing and recommended the City Council approve the preliminary plat of Rivenwick Village contingent upon compliance with City Staff Review Letter dated March 5, 2004, revised April 9, 2004; and WHEREAS, on March 30, 2004 the City Council held a work session and discussed sound mitigation within the development since it is located along TH 10; and WHEREAS, on April 13, 2004, the City Council reviewed the preliminary plat for Rivenwick Village.; and WHEREAS, on May 19, 2004, the City received a revised preliminary plat due to the location of an existing gasoline plume located on a small portion of the property; NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows:
