Request For Preliminary_ Plat _ARproval Of Alpaca Estates Third Addition: <br /> <br />Mr. Jeff Caine, surveyor for Alpaca Estates, was pl~esent. <br /> <br />Fayor Beitman referred to City Engineer Raatikka's letter dated May 31, 1985, <br />It~ %2, stating that a grading plan has not been lxcwided. <br /> <br />Mr. Raatikka stated that he reoeived the grading plan on June 25; he has not <br />had an opporta~[ty to review it in detail, but it appears to be acoeptahle. <br /> <br />Mr. Caine stated that he will make any revisions to the grading plan that Mr. <br />Raatikka ~ns necessary. Mr. Caine stated that the developer has also agreed <br />to o~mBly with Itxem J3 of Mr. Raatikka's letter by lxoviding paved cul-de-sacs <br />at the two dead end streets. <br /> <br />Mr. Raatikka stated that additional soil borings on Lots 6, 7, 8, and 9 of <br />Block 4 will be Ixovided by the time of final plat aI~xoval and he will be <br />sukmitting another report on the plat at the time of final apix~. <br /> <br />Mr. Raatikka stated that the plat is ruder the jurisdiction of the <br />Enviromnental Protection Ordi~. ~LiS Ordinance is on the agenda for <br />adoption this evening ar~ one of the it~ns in the orclinanoe calls for 6' hike <br /> <br />Mr. Caine stated that the balance of Alpaca Estates was constructed with 4' <br />bike lanes and the developer would prefer to lxoc~cd consistent with that. <br /> <br />Mr. Raatikka stated that the ordinanoe can be anen~ to require 4' bike <br />lanes; if that is l%Ot done, Alpaca Estates will require a variance to the 6' <br />bike lane requirement. <br /> <br />Gom~cil consensus is that one way or another, Alpaca Estates ~hird Addition <br />will be aPl~oved with 4' bike lanes. <br /> <br />June 25, 1985 <br /> <br />l~ge 12 o~ 23 <br /> <br /> <br />
