Following is a list of <br />comments relating to the plat. <br /> <br />1. The City Council approved the preliminary plat on June 26, 1985. <br /> <br />Additional soil borings and a grading plan showing the filling of <br />the questionable lots has been provided. <br /> <br />In review of the final plat requirements of the City Code, we <br />find that an address map and a resubdivision plan were not <br />provided. <br /> <br />As previously stated, the two temporary cul-de-sacs exceed the <br />maximum length of 600 feet. Therefore, a variance should be <br />granted to Article 170.03B7 of the City Code. <br /> <br />As previously stated, the plat lies within the Critical Rivers <br />Corridor. Therefore, the plat must comply with the Environmental <br />Protection Ordinance. <br /> <br />In review of the plans and specifications, the thickness of the <br />bituminous surfacing should be increased to two inches on the <br />typical sections on sheets 1 and 4. Also, the ditches along <br />Armstrong Boulevard which are at 4% grade should be restored with <br />sod. <br /> <br />The seeding specification should be revised to include all <br />disturbed areas since the plat is in the Critical Rivers <br />Corridor. <br /> <br />We have estimated the cost of the improvements to be $110,000 which <br />includes restoration of all disturbed areas.
