Recently, Staff has opened negotiations with Zero-Zone Refrigeration regarding the possible <br />expansion of their Facility in Ramsey. Updates will be provided as information becomes <br />available. <br /> <br />New Developments (residential and commercial): The Planning Commission will be <br />reviewing the sketch plan for Town Center Gardens 3rd Addition at their August 5, 2004 <br />meeting. The sketch plan is proposing to develop 196 townhome units. <br /> <br />The City Council approved the site plan for NAU company to relocate their existing business <br />along Highway 10 within Town Center. It is anticipated that they will begin construction within <br />the next few weeks. The Planning Commission will review the site plan for Sharp and Associates <br />mini-storage development at their August 5, 2004 meeting. <br /> <br />Business Grand Or~eninfls:. None to report although. Cabinetry Concepts, located in Sunfish <br />Lake Business Park is now open for business. <br /> <br />Marketing Initiatives: The' City is revamping its industrial property add to include a <br />commercial element and to address the buzz surrounding the Town Center project. The City is <br />not marketing Town Center in this ad but just mentioning the close proximity of City owned <br />industrial and property located near the Town Center area. <br /> <br />Business Communication Initiatives: Staff is hoping to create a business survey to be inserted <br />in a fall issue of the Business Connection. <br /> <br />EDA Pro,iects: <br /> Douglas and Gary Hanson (Bakestar Property): Staff received a copy of the Hanson <br /> appraisal of $600,000 and has resumed negotiations. It should be noted that the City <br /> appraisal came in at $400,000 and that relocation considerations need to be made during <br /> the negotiation process. Shortly after resuming negotiations Douglas Hanson passed <br /> away in his shop. The change in ownership should not have a major influence 'on the <br /> negotiations but it should be noted that negotiations are being held with Gary Hanson <br /> exclusively now. Staff is confident that a mutually agreeable situation for the sale of the <br /> property will be worked out by the negotiating parties. <br /> <br />Miscellaneous: <br /> <br />Rum River Denial Creations: Rum River Dental Creations brokd ground on their <br />approximate 4000 S.F. manufacturing facility the week of June 1. Construction is on Lot <br />3, Block l, Sunfish Lake Business Park is estimated to be complete by years end. <br /> <br />Shannon Enterprises of North Dakota, LLC: The company, more commonly known as <br />NTI, an environmental testing company, will 'begin construction following a closing <br />scheduled to occur on June 10, 2004. This company will be working with the City on <br />achieving the job goals set forth in the CDBG grant awarded in 2002. The 4,000 S.F. <br />building will be constructed on the former Chies site by years end and there are plans for <br />an expansion to occur in the next 3-5 years. <br /> <br />MI)CA / Sunfish Lake Business Park: The City was given permission by MPCA to <br />remove six monitoring wells from Lot 1, Block 2, Sunfish Lake Business Park. This will <br />enable the site to be developed to its fullest potential. The Sealing of the wells was <br />completed the week of June 1st. In addition to permission to seal and remove the above <br />mentioned wells, MPCA will also provide an artificial rock to 'conceal two wells that <br /> <br /> <br />
