Tlie communities to be selected for compar~on should have as <br />many of these subjective factors in common as possible. Most <br />of the above factor~ would suggest that companion within <br />R~ey would be best; neighboring communities <br />next best; other nortl~est, t[~rd-t~er; suburban communiites <br />would be next and farther distant communities would be the <br />~east likely of providing va~d resu~. Therefore, with our <br />p~an~ng experience in the metropolitan area, we suggest that <br />you ~ow us to select fou~ comparable communities (or sites <br />cn Ramseyl for confirmation by the Ad Hoc Committee. ,.We <br />recommend that you consider choosing at least ~vo or t~tee <br />areas of Ramsey outside the assume~ impact area for comparison <br />with the homes in the impact area rath~ than ~o or three of <br />the other communities. <br /> <br />The planning process wi~ be to: <br /> <br />I. Prepare a comprehensive lis~ of compargson factors. <br />2. Select homes valued at $67,000, $80,000 and $100,000 <br /> within the defined impact area (base study group). <br />3. D~te~mine the applicable compa~on factors from the <br /> in No. I above for each value home. <br />4. Select homes in each of ~e selected commungtie.-~ that meet <br /> the same compa~on factors a~ the selected base study <br /> group of tI~tee homes.
