The final plat is the same as the revised preliminary plat which was approved <br />on June 6, 1978 with the conditions that the grading of Tungsten Street from 139th <br />Avenue ~;.1~. to Industry Avenue be required prior to issuance of building permits and <br />streets in the plat be blacktopped when one half the lots are eitheY sold or developed. <br /> <br />In reviewing the final plat and accompanying data, we find the following deficiencies: <br /> <br />1. The developer has not provided any specifications for the proposed street <br /> construction. <br /> <br />2. The areas used in the storm sewer design calculations are incorrect. <br /> <br />3. The final plat does not include the easments for the storm water ponding areas <br /> and the slopes on the ponds should be changed from 3:1 to 4:1. <br /> <br />4. Lots 7 and 8 of Block 1 will require a variance to Section 170.038~ of the <br /> Subdivision Ordinance to allow access to Sunfish Lake Boulevard. <br /> <br />5o Lot l, Block 2 will require a variance to the zoning ordinance since .it does <br /> :not meet the area requirement of 2.5 acres. <br /> <br />In review of the plans, we find they are in conformance with City Ordinances. <br />However, the proposed street section should include a berm or a curb..If the <br />street is paved prior to installation of utilities, the thickness of the bituminous <br />may be reduced to 2 inches. We have estimated the costs of the improvements to be <br />$116,650. "The bond requirement is 150 percent of the estimated cost or $174,975. <br />The performance contract should cite the improvements as set forth in street, storm <br />sewer and grading plamprepared by Eugene Hakanson dated June 20, 1978, and in the <br /> <br /> keith caswelljr.~] darrellschneider~richardsha <br /> <br /> <br />
