Presentation <br /> <br />Consultant Mulrooney explained recently a development aH'cement with Shalp and Associates <br />LLC has been negotiated with City staff. The project includes the construction of a 41,022 <br />square foot self storage buildings in the fall of 2004. The buildings will be located in Park 67 <br />Industrial Park south of BmCer Lake Boulevard. This project is located in a redevelopment area <br />in T~ District No. 2. Due to limitation in the soils on this site the slab on ~ade design of this <br />project is the only cost effective way to get this site developed. The assistance being provided <br />will focus primarily on getting the site buildable and to provide quality design and screening. <br />Tlfis development will provide quality screening and improve the curb appeal of Bunker Lake <br />Boulevard. It is anticipated that the project will create at least three new jobs paying a wage of at <br />least $12.00 per hour in a two-year period. The County Assessor has established an assessed <br />taxable value of approximately $1,400,000 for the project. It is anticipated that the project will <br />generate $47,712 dollars annually in taxes and approximately'S22,000 per year toward the T~ <br />District, xvhich would be used to assist the City with its payment for public improvements. <br /> <br />Citizen Input <br /> <br />Gary Hanson, 14040 Azurite Street NW, stated there is another self storage milt in this <br />immediate area. He questioned if there would be any impact fi'om the location of a business of <br />that nature so close. He stated the City is driving one business out by locating another one in the <br />exact same area. <br /> <br />Mayor Gamec stated in his opinion if the gentleman wants to run that business, he would hope he <br />would have done a market study and that it is zoned in the appropriate mam'~er to be able to open <br />that type of business. <br /> <br />tt was noted the business Mr. Hanson mentioned is located in the city of Anoka. <br /> <br />Mr. Hanson stated the City is subsidizing one business at the detriment of another business. <br /> <br />Motion by Councilmember Kurak, second by Councilmember Cook, to close the public hearing. <br /> <br />Motion ca,Tied. Voting Yes: Mayor Gamec, Councilmembers Kurak, Cook, Elvig, Pearson, <br />Strommen, and Zimmerman.
