General: The subject property is approximatel?' 42.4 acres in size and is generally located in the trianguiar area ±brined by' the intersection of Now-then Bird, Sunfish Lake Blvd., and Alpine D~ve. The final plat is the third phase of four phases of a 200 town.home development. The third phase is proposing to develop 61 townhornes. Zonin¢: The subject property is zoned R-2 Medium Density Residential. Final Construction Plans an. fl Specifications: The final street and utility construction pkms have been prepared by Hakanson Anderson as a 2%sheet set of plans which was originally prepared in-the Summer of 2003. This set of plans included all phases of the Alpine Acres Deveiopmenr. Ti-ds set of plans was last revised on March 8, 2004 to reflect the boundary limits of the second phase. Final Gradin~ and Draimme Plan: The final grading plan was submitted and approved with the platting of the final phase of Alpine Acres. This plm~ has been revised on iVlarch 8, 2004 ~o reflect the boundaries of Alpine Acres ? addition. Drainag, e and Utitirv Easements: All drainage and utility easements must be provided around open space, ponding, and public right of way areas. Trails and Sidewalks: Trails were required as a condition of flie Alpine Acres development. The installation of this trail is anticipated :or !ate Summer o: 2004 and will be installed under the conditions of the Development Agreement associated with that phase o17 the development.
