The final plat is the third phase of four phases of a 200 town.home development. The third <br />phase is proposing to develop 61 townhornes. <br /> <br />Zonin¢: The subject property is zoned R-2 Medium Density Residential. <br /> <br />Final Construction Plans an. fl Specifications: The final street and utility construction pkms <br />have been prepared by Hakanson Anderson as a 2%sheet set of plans which was originally <br />prepared in-the Summer of 2003. This set of plans included all phases of the Alpine Acres <br />Deveiopmenr. Ti-ds set of plans was last revised on March 8, 2004 to reflect the boundary limits <br />of the second phase. <br /> <br />Final Gradin~ and Draimme Plan: The final grading plan was submitted and approved with <br />the platting of the final phase of Alpine Acres. This plm~ has been revised on iVlarch 8, 2004 ~o <br />reflect the boundaries of Alpine Acres ? addition. <br /> <br />Drainag, e and Utitirv Easements: All drainage and utility easements must be provided around <br />open space, ponding, and public right of way areas. <br /> <br />Trails and Sidewalks: Trails were required as a condition of flie Alpine Acres development. <br />The installation of this trail is anticipated :or !ate Summer o: 2004 and will be installed under the <br />conditions of the Development Agreement associated with that phase o17 the development. <br />Sidewalks will be installed along the east and north side of Sodium Street, the south side of <br /> <br />-308- <br /> <br /> <br />
