PARK DEDICATION <br /> <br />18. Land and Cash Contribution. The Plat is located in the Sunfish Lake'Recreation District. <br /> Park dedication requirements shall be satisfied by a cash payment for the second phase. The <br /> park dedication fees required for the third phase cf'.the plat are One Hundred Thirty Four <br /> Thousand Two Hundred Dollars ($134,200) This payment shall be made ro the City prior to <br /> the release of the Final Plat for recording. <br /> <br />I9. <br /> <br />20. <br /> <br /> SECTION V <br />TRANSPORTATION AND LANDSCAPING <br /> <br />Trail Development and Fees. The City Council has enacted a trail developmen.t fee in the <br />amount of Five Hundred Fifty, Dollars and no cents ($550.00) per unit. Therefore a cash <br />pa,vrnent in the amount of Thirty Tt~ree Thousand Five Hundred Fi~,, Dollars ($33,550) shall <br />be paid to the CITY prior .to releasing the Plat for recording. <br /> <br />An agreement for the installation of trail associated with the area covered by the prelimina~ <br />plat of Alpine Acre was addressed under the development agreement associated with the <br />Alpine Acres subdivision. This section is intended to amend section 19 of that previous <br />development agreement. <br /> <br />The developer will be compensated for the length of trail outside the boundaries of the <br />Alpine Acres plat at the rate of $9.75 p. er foot. The sections of trail eligible for this <br />reimbursement are as 2'otlovvs: <br /> <br /> Alpine Drive Sta 17+75 to 23+25 <br /> Sunfish Lake Blvd Sra 2+18 to 10+49 <br /> Sta ,~-86 to 26+16 <br /> NowthenBlvd Sta 0+03 to 6+46 <br /> Sta 22+47 to 29+52 <br /> Sta 0+00 -to 9~-4I (South of Alpine Drive) <br />The above segments are referenced from the stationing contained on die Alpine Acres Trail <br />Plan prepared by Hakanson Anderson Associates, Inc and dated June 25 2004. The <br />Developer shall include root control along all sections of the trail which are adjacent to <br />wetlands or existing willow trees. <br /> <br />Sidewalk Construction. The DEVELOPER shall construct and pave, in accordance with <br />CITY standards, a five (5) foot wide concrete sidewalk with pedestrian ramps in locations <br />prescribed by the CITY, not to exceed 5%. Sidewalk construction will occur along Sodium <br />Street and Radium Street ~br the first phase of said Plat.
