SECTION IV <br />PARK DEDICATION <br /> <br />18. Land and Cash Contribution. The Plat is located in the Sunfish Lake Recreation District. <br /> Park dedication requirements shall be satisfied by a cash payment for the second phase. The <br /> park dedication fees required for the fourth phase of the plat are Ninety Two Thousand Four <br /> Hundred Dollars ($92,400.00) This payment shall be made to the City prior to the release of <br /> the Final Plat for recording. <br /> <br /> SECTION V <br />TILa~NSPORTATION AND LANDSCAPING <br /> <br />19. Trail Development.and Fees. The City Council has enacted a trail development fee in the <br /> amount of Five Hundred Fifty Dollars and no cents ($550.00) per ~nit. Therefore a cash <br /> payment in the amount of Thirty Three Thousand Five Hundred Fifty Dollars ($3.3,550) shall <br /> be paid to the CITY prior to releasing the Plat for recording. <br /> <br />An agreement for the installation of trail associated with the area covered by the preliminary <br />plat of Alpine Acre was addressed under the development agreement associated with the <br />Alpine Acres subdivision. This section is intended to amend section 19 of that previous <br />development agreement. <br /> <br />The developer will be compensated for the length of trail outside the boundaries of the <br />Alpine Acres plat at the rate of $9.75 per .foot. The sections of trail eligalbe for this <br /> <br />reimbursement are as follows: <br /> Alpine Drive Sta 17+75 to 23+25 <br /> Sunfish Lake Blvd Sta 2+18 to 10+49 <br /> Sta23+86 to 26+16 <br /> NowthenBlvd Sta 0+03 to 6+46 <br /> Sta 22+47 to 29+52 <br /> Sta 0+00 .to 9+41 (South of Alpine Drive) <br /> <br />The above segments are referenced from the stationing contained on the Alpine Acres Trail Plan <br />prepared by Hakanson Anderson Associates, Inc and dated June 25 2004. The Developer shall <br />include root control along all sections of the trail which are adjacent to wetlands or existing <br />willow trees. <br /> <br />20. Sidewalk Construction. The DEVELOPER shall construct and pave, in accordance with <br /> CITY standards, a five (5) Ibot wide concrete sidewalk with pedestrian ramps in locations <br /> prescribed by the CITY, not to exceed 5%. Sidewalk construction will occur along Sodium <br /> Street and Radium Street for the first phase of said Plat.
