Presentation <br />Assistant Community Development Director Trudgeon advised that as part of the site plan <br />review of the NAU Insurance Building located in the plat of Ramsey Town Center 4th Addition, <br />City Staff requested that the proposed building be shifted' two feet north from the south lot line. <br />He explained the variance request is to dedicate 58 feet of right-of-way for a street that will be <br />created as part of the Ramsey Town Center 4th Addition plat, He indicated the City Council <br />approved the preliminary plat of RTC 4th on June 22, 2004 contingent on the development <br />receiving a variance to street'right-of-way widths. <br /> <br />Assistant Community Development Director Trudgeon further advised as originally presented as <br />part of the Ramsey Town Center 4th Addition plat, 145th Avenue was a 60-foot right-of-way and <br />had 5 feet of sidewalk, 7 feet of boulevard, 36 feet of road surface and 12 feet of boulevard. He <br />indicated if granted, the variance will allow for 58 feet of right-of-way, which will reduce one <br />boulevard from 12 feet to 10 feet. He stated the lesser boulevard would be on the north side of <br />t45th Avenue and is adjacent to South Park. <br /> <br />Assistant Community Development Director Trudgeon advised Staff recommends approval of <br />the variance requests. <br /> <br />Public Hearing <br /> <br />Motion by Board Member Johnson, seconded by Board Member Jeffrey to close the public <br />hearing at 7:12 p.ln. <br /> <br />Motion carried. Voting Yes: Vice Chair Van Scoy, Board Members Jolmson, Jeffrey, Brauer, <br />Shepherd, and Watson. Voting No: None. Absent: Chairperson Nixt. <br /> <br />Motion by Board Member Johnson, seconded by Board Member Brauer to adopt Resolution #04- <br />0%172 adopting Findings of Fact #0682 fa¥orable to the applicant relating to a request for a <br />variance from street right-of-way width requirements. <br /> <br />Motion carried. Voting Yes: Vice Chair Van Scoy, Board Members Jo?mson, Brauer, Jeffrey, <br />Shepherd, and Watson. Voting No: None. Absent: Chairperson Nixt. <br /> <br />Morion by Board Member Jotmson, seconded by Board Member Brauer to approve the request <br />for a variance to street right-of-way width requirements as part of the Ramsey Town Center 4th <br />Addition and adopt Resolution #04-07-173 declaring terms of same. <br /> <br />Motion carried. Voting Yes: Vice Chair Van Scoy, Board Members Jolmson, Brauer, Jeffrey, <br />Shepherd, and Watson. Voting No: None.
