He thinks there should
be some expectations for what should be addressed.

Assistant Conm~unity Development Director Trudgeon agreed that was a good point. He stated
they do not have any now, and typically the City does not get involved in these associations, but
there are certain things Staffwould want to see in these situations so they should have a standard
set.

Vice Chair Johnson agreed it would be a good idea, noting Staff may be dealing with some
people that are not real sophisticated in development.

Commissioner Watson commented the cluster concept came up about a year ago, and he did not
like it at first, but he is becoming more acclimated to it.

Commissioner Jeffrey agreed, noting the public would tell them what they think of the idea at the
public hearing.

Commissioner Van Scoy asked if someone could plat non-buildable lots that could be sold over
and above the number of buildable lots.

Assistant Community Development Director Trudgeon-stated they will need to talk with the City
Attorney about how to ensure the remainder of the land cmmot be sold.

Commissioner Brauer asked what happens to the sewer system after city sewer comes in.

Assistant Community Development Director Trudgeon stated the theory is it would be removed,
and the pipes would be designed so they could work with the city sewer.

Case #6 Staff Update

.Case #7

Zoning Bulletin

The Zoning Bulletin was noted.

-54-

Planning Commission/July 1, 2004
