DECLARATION OF PROTECTIVE COVENANTS SCANDINAVIAN INVESTMENTS, INC., being the fee owners of all of the lots within the plat of TRAPROCK COMMONS, a duly platted sub- division of land situated in the County of Anoka and State of Minnesota, hereby imposes upon and.subjects all of the lots in said plat to the following covenants and restrictions for the benefit of said property and its present and future owners, and states that as Declarant conveys each lot, the conveyan.ce shall be made subject thereto. '- A. RESIDENTIAL PROTECTIVE COVENANTS AND RESTRICTIONS. 1. LAND uSE ANDBUILDING TYPE. No lot shall' be used except for residential purposes. No building shall be erected, altered, placed or permitted to remain on any lot other than a single family dwelling containing a tWo-car attached garage and a minimum of 1400 square feet of living space on the main floor of such .dwelling; pro- vided that an accessory building-containing a minimumof 320-square feet is constructed simultaneously with such dwelling on'the same' ot. ' 2. BUILDING DESIGN. No building shall be erected, placed or altered on any lot until the construction plans and specifications and a plan showing the location of the structure have been approved by the architectural control committee as to quality of workmanship and materials, 'harmony of external design with existing structures, and as to location with respect to topography and finish grade ' elevation. 3. ARCHITECTURAL CONTROL COMMITTEE. There shall be an architectural control committee composed of Delano D. Skeim, P.O. Box 212, Box Elder, Montana 59521. In the event of death or resignation of said member, the then record owners of a majority of the lots shall have the power through a duly .recorded instrument to appoint a new committee.
