DECLARATION OF PROTECTIVE COVENANTS <br /> <br /> SCANDINAVIAN INVESTMENTS, INC., being the fee owners of all of <br /> the lots within the plat of TRAPROCK COMMONS, a duly platted sub- <br /> division of land situated in the County of Anoka and State of <br /> Minnesota, hereby imposes upon and.subjects all of the lots in said <br /> plat to the following covenants and restrictions for the benefit of <br /> said property and its present and future owners, and states that as <br /> Declarant conveys each lot, the conveyan.ce shall be made subject <br /> <br /> thereto. '- <br /> <br /> A. RESIDENTIAL PROTECTIVE COVENANTS AND RESTRICTIONS. <br /> <br /> 1. LAND uSE ANDBUILDING TYPE. No lot shall' be used except <br /> <br />for residential purposes. No building shall be erected, altered, <br /> <br /> placed or permitted to remain on any lot other than a single family <br /> dwelling containing a tWo-car attached garage and a minimum of 1400 <br /> square feet of living space on the main floor of such .dwelling; pro- <br /> vided that an accessory building-containing a minimumof 320-square <br /> feet is constructed simultaneously with such dwelling on'the same' <br /> <br /> ot. ' <br /> <br /> 2. BUILDING DESIGN. No building shall be erected, placed or <br /> altered on any lot until the construction plans and specifications <br /> and a plan showing the location of the structure have been approved <br /> by the architectural control committee as to quality of workmanship <br /> and materials, 'harmony of external design with existing structures, <br /> and as to location with respect to topography and finish grade ' <br /> elevation. <br /> <br /> 3. ARCHITECTURAL CONTROL COMMITTEE. There shall be an <br /> architectural control committee composed of Delano D. Skeim, P.O. <br /> Box 212, Box Elder, Montana 59521. In the event of death or <br /> resignation of said member, the then record owners of a majority of <br /> the lots shall have the power through a duly .recorded instrument to <br /> appoint a new committee. <br /> <br /> At any time~ the then record owners of a two-thirds <br /> majority of the lots shall have t~e power through a duly recorded <br /> written instrument to ghange the membership of the committee or to <br /> <br /> <br />
