PARCEL B: Ail that part of the Northwest Quarter' of the Northwest Quarter of Section 23, Township 32, Range 25, Anoka County, Minnesota,. which lies Westerly of the right of w~y of County Road No. 57 according to the Anoka County Highway Right of Way Plat No. 1, and East of the West 400 feet of said Northwest Quarter of the Northwest Quarter, said 400 feet being as measured along the North and South lines of said Northwest Quarter of the Northwest Quarter, and ' described as follows: Commencing at the Southwest corner of the above described tract, said point being 400 feet East of the Southwest corner of the Northwest Quarter of the Northwest Quarter; thence North 1 degree 13 minutes 15 seconds West (assumed bearing) along the West line of the above described tract for a distance of 861.09 feet to the actual point of beginning of land to be described; thence continuing North 1 degree 1.3 minutes 15 seconds West for a distance of 267.20 feet; thence South 82 degrees 33 minutes 22 seconds East to the West line of said County Road No. 57; thence Southwesterly along said West line of County Road No. 57 to an intersection with a line drawn through the point of beginning and having a bearing of South 80 degrees 14 minutes 19 seconds East; thence North 80 degrees 14 minutes 19 seconds West to the point of beginning. Highway Right of Way Plat No. 1, Southwesterly of County State Aid Highway No. 5, and East of the West 400 feet of said North- west Quarter of the Northwest Quarter, said 400 feet being as measured along the North and.South lines of said North- west Quarter of the Northwest Quarter, and Northerly of the following described line: Commencing at the Southwest corner of the above described tract, said point being 400 feet East of the Southwest corner of said Northwest Quarter of the Northwest Quarter; thence North 1 degree 13 minutes 15 seconds West (assumed bearing) along the West line of the above described tract for a distance of 1128.29 feet to the actual point o~ beginning of the line to be described; thence-South 82 degrees 33 minutes 22 seconds East to the West line of County Road No. 57 and there terminating. IV. That the Plaintiff has sold under Contract for Deed Parcel A described in Paragraph 3 hereof. That by the Defendant refusing to permit a subdivision of the Northwest Quarter of the Northwest Quarter as provided in Paragraph 3.hereof, Plaintiff will not be able to sell said Parcel A and will be in violation of his Contract obligations all to his detriment.
