The following findings are the results of our review
and hopefully they will provide insight to areas of concern raised at your
last meeting..

e

The proposed development consists construction of a beverage whole-
sale business With 35,520 square feet of area on a building site
of 65,000 square feet.
The proposed site is presently zoned for business use in the
transitional area of the. city, which includes wholesale business
as a permitted use. Residents in the area have contested that
.the proposed use of the building would be warehousing and a
truck terminal which are permitted uses only in the industrial
zones of the city. However, since the City Code does not provide
a definition of wholesale business and the proposed use is
identical to that of the existing business across the street,
it would appear that the proposed use is a permitted use.

keith caswell jr. lJ darrell schneider ,~ richard sha
