In review of the drainage, the proposed site plan and engineering evaluation by Braun Engineering Testing indicates that the site would be designed to contain the run-off from a 100 year intensity storm with the exception of the west 80 feet which would drain into Tungsten Street N.W. This is possible provided that the pro- posed dry wells and percolation basin are maintained properly. However, there is a high prObability that run~Cff from the site could flow unto surrounding property, if a heavy rainfall or rapid snow- melt occurred prior to the gound thawing. 9. To correct the drainage problem in the surrounding area, we would recommend that the City construct a drainage improvement project, as indicated in our September 5, 1978, letter. However, if a positive drainage outlet is not provided for the area, we would recommend the developer restrict all run-off from flowing unto Tungsten Street N.W. or provide dry wells to collect the run-off flowing from his lot. 10. Access to the proposed business is provided by Tungsten Street N.W., which is also the sole access to 18 residential homes and six other businesses. Based on an average of fcur trips per day per residence and ten trips per day per business the average daily traffic (A.D.T.) is presently equal to 264. With addition of the proposed building, the developer has indicated the A.D.T. would increase by approximately 36 which would make the total A.D.T. 300.
