In review of the drainage, the proposed site plan and engineering <br /> evaluation by Braun Engineering Testing indicates that the site <br /> would be designed to contain the run-off from a 100 year intensity <br /> storm with the exception of the west 80 feet which would drain <br /> into Tungsten Street N.W. This is possible provided that the pro- <br /> posed dry wells and percolation basin are maintained properly. <br /> However, there is a high prObability that run~Cff from the site could <br /> flow unto surrounding property, if a heavy rainfall or rapid snow- <br /> melt occurred prior to the gound thawing. <br /> 9. To correct the drainage problem in the surrounding area, we would <br /> recommend that the City construct a drainage improvement project, <br /> as indicated in our September 5, 1978, letter. However, if a <br /> positive drainage outlet is not provided for the area, we would <br /> recommend the developer restrict all run-off from flowing unto <br /> Tungsten Street N.W. or provide dry wells to collect the run-off <br /> flowing from his lot. <br />10. Access to the proposed business is provided by Tungsten Street N.W., <br /> which is also the sole access to 18 residential homes and six other <br /> businesses. Based on an average of fcur trips per day per residence <br /> and ten trips per day per business the average daily traffic (A.D.T.) <br /> is presently equal to 264. With addition of the proposed building, <br /> the developer has indicated the A.D.T. would increase by approximately <br /> 36 which would make the total A.D.T. 300.
