2/5/79 <br /> <br />Jeff Mastley - Sketch plan to subdivide by metes g Bounds. <br />Mr, Jeff Mastley was again present with a meq~st which he bad presented pre- <br />viousiy on property located on the Northwest corner of 166th and Jaspar. <br />Mr. Mastley pointed out that the only difference was that now theme was a house <br />in progress, The consensus of the Commission was that basically nothing has <br />changed and that their motion of 8/7/78 still stood. <br /> <br />Motion by Brad Bodle, seconded by Art Dunn to recommend to the Council to <br />accept their recommendation of 8/7/78 which asks that a variance be ~anted <br />to Victor Mastley to subdivide by metes & Bounds to the parcel known as being <br />a part of the Southwest Quarter of the Southwest Quarter of Section 10, Township <br />32, Range 25, into two parcels of approximately 3,5 acres each as per a certificate <br />of survey and subject to road easements of 33' on west property line and 40' on <br />North property llne, and paym_ent of park dedication fee. Motion carried 5-0. <br />Ron West abstained as he was not present during' discussion. <br /> <br />Pondvale Estates - Sketch Plan <br />A sketch plan for the above property located on #47 & 149th was presented. <br />Art Dunn expressed concern with the soils, as he felt they were very limited <br />in regards to on-site sewer systems. Also discussed was the cul-de-sac and <br />the reasons why the City would not be in favor of this particular one (School <br />buses & Plows ect.). The developer was advised to submit a revised sketch <br />plan. <br /> <br />Gene Ronallo - Case of Full Service Gas Station: <br />_Mr. Ronallo was present to ask the Commission how they felt about a station <br />on the corner of #47 & 167th (Southeast corner). Ron West asked if Mr. Ronallo <br />lived in the immediate area, and Mr. Ronallo explained that his address was <br />near 159th & Radium N.W., but not the immediate area. Brad Bodle questioned <br />why this area has been left as an outlot, and Art Dunn stated that he thought <br />it was due to clay soils. Ron West asked how it would fit with our Comp. Plan, <br />and Ken explained to Mr. Ronallo that this would be spot zoning and suggested <br />he (Ronallo) approach the Council and if favorable, bring back soils info and <br />sketch. Art Dunn was asked to explain the soils problems with clay, and Dunn <br />discussed possible problems of floating and popping of storage tanks. <br /> ~Brad BQdle left 19:15) . <br /> Bo%ndgGerry mmmmerman arrived) <br />Do~gi~s'MJt~h~n~'~Ca~e of Subdivi'sionby metes~ : <br />Mr. Mitchell-'was.pmesen~.~ega~ding.p~op~rty~located on'the Southeast corner <br />of #47 g #7 which does not meet the City's f-~ont footage requirements. <br />This parcel of approximately 40 acres was devided into 4 ten acre lots, and <br />three lots border on #7 with only 394.96 frontage. ~unning through the center <br />of the property ~re high. power lines, Mr, Mitchell was informed that he would <br />also need a variance for the subdivision~ <br /> <br />Motion by Ron West, seconded by Al Sorteberg to recommend to the'City council <br />to grant a variance to Geneva Sanderson to allow subdivislon'by metes and <br />bounds of a parcel of approximately 40 acres located in the Southeast corner <br />of Hwy #~7&#7 into 4 parcels of 10 acrea each with an additional variance to <br />allow frontage of onlt 394~R6 feet on the three lots fronting ~7 as the Commis~' - <br />sion feels this is ~he best subdivision of the property due to the powem lines~ <br />Subject to payment of park fee~ Motion carried 5-0· Gerry Zimmerman abstained <br /> <br />Election of Officers for 1979. <br />Motion by A1 Sorteberg, seconded by Ron West to have the same Chairman, Vice- <br />Chairman, and Secretary for 1979: Chairman - Ken Peterson, Vice- Chairman- <br />Gerry Zimmerman, and Secretary - Kathleen Schneider, Motion carried 6-0, <br /> <br /> <br />
