The proposed plat consists of 23 residential lots in the transitional area <br /> of the city. All of the lots conform to the area and width requirements <br /> of the City Code. <br />2. The planning commission did not follow the procedure for sketch plan review <br /> as stated in Article 170.035A 4 & 5 of the City Code. Therefere, a variance <br /> should be applied for. <br />3. In review of the drainage, it appears that drainage from the proposed plat <br /> will be directed to Lots ~ and 11, Block I and Lots 2 and 3, Block 2. A <br /> grading plan and drainage calculations will be required to assure adequate <br /> ponding is provided. <br />4. Access from the plat is provided by Variolite Street N.N., County Road No. <br /> 83 and 161st Avenue N.W. Variolite Street, which is a MSA Street and County <br /> Road 83 are'thoroughfare streets. Therefore, the proposed plat should pro- <br /> vide adequate right-of-way for future upgrading of those streets. <br />5. Based on the Preliminary plat the street grades a~e in .conformance~ith city <br /> sta,dards. However, profiles of existing and proposed streets along with a' <br /> proposed street section have not been providedto date as-r'equired 'by the" <br /> City Code ..................... <br />6. Responsibility for upgrading of existing 161st Avenue N.W. should be estab- <br /> lished. <br />7. In review of the Anoka County Soil Survey, the soils in the plat consist of <br /> Nymore Sand and Hubbard Sand, which are both considered Class I Land suit- <br /> able for on-site sewage disposal systems. The City Code requires soil boring <br /> to establish the water table throughout the plat.
