civil <br />municipal <br />planning <br />environmenlal <br />land surveying <br />geolechnics <br /> <br />oonsu t'n© eno neers d vets f ed no, <br /> p.o. boxj. osseo, minnesola55369 in (612) 425-2181 <br /> <br />March 12, 1979 <br /> <br />Honorable Hayor and City Council <br />City of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Anoka, Minnesota 55303 <br /> <br />Re: Sorteberg's Addition <br /> <br />Gentlemen: <br /> <br />Since our letter of February 2, 1979, on the above referenced plat, we have r'eviewed <br />the revised preliminary plat, grading plan, drainage calcu, lations and street grades. <br /> <br />The preliminary plat was revised to include an 80 feet wide right~of-way along Vario- <br />lite Street N.W. and Xenolith Street N.W. was deleted south of 159th Lane N.W. <br /> <br />In review of the grading plan it appears that the ponding areas are adequate. However, <br />no provisions for drainage from the west end of 16]st Avenue N.W. were made. The <br />grading plan is not consistent with the street grades and preliminary plat, and <br />several of the lots are not graded properly. <br /> <br />In review of the street grades we found.that no provisions for upgrading 161st Avenue <br />N.W. hav£ been made. If 161st Avenue N.W. is not paved at this time, it should be <br />upgraded in accordance with the city standards for a rural street section. The street <br />grades along Xenolith Street N.W. should also be revised to provide drainage. In <br />review of the road construction specifications, we would recommend that all disturbed <br />drainage easements and park land be seeded along with all unsurfaced rights-of-way. <br /> <br />We would recommend preliminary plat approval with the following contingencies: <br /> <br />1) All items discussed in this letter are corrected including the upgrading of <br /> 161st Avenue N.W. <br /> <br />2) All variances as recommended by the planning and zoning commission are granted. <br /> <br />3)' Street easements for future streets be provided in accordance with the future <br /> resubdivision plan. <br /> <br />keilh caswell jr. ~ darrell schneider t J richard sba <br /> <br /> <br />
