12/1 78
Reg. Mtg.

_~t_em__7;_Pr_o]~osed Plans for Wharehouse - Case of Grosslein.
Mr. Grosslein with a representative from Benson- Orth Associates, Inc. was
present with a plan for a wharehouse to be located across from their present
site. The total footage would be 33,600 sq. ft. on a 65,000 sq. ft. lot.
Calculations from the architect were 52% building, 2zl% parking, and 24% vacant
land.

Iqr. Grosslein suggested that instead of havin'g parking area abutting' residential
they would have building used as screening with the parking area at opposite end.
However, the setback the parking area would have to be from residential would be
less than the building, so Grosslein would like a variance to allow hfm to place
the building only 20' from'the property line. Art Dunn explained that the
run-.off problem could probably be handled with dry wells, but also felt there
should be input from abutting residents.

Consensus of the Commission that the Council hold a Public Hearing in regards
to the request by grosslein for a va-riance from the setback requirements of
the zoning ordinance.

Item 8. Sketch Plan - Case of A1 Sorteberg'.
M~-.-"~O~t6~er~-riSdicated that he has a plan calling for 23 lots on 80 acres of
land, and that he would be contacting the P & R Commission regar.ding the
park fee/ dedication situation, and then return to Planning & Zoning with the
matter.

Meeting adjourned /~.'.¢Op.m.

Respectfully submitted,
Kathleen Schneider
