The proposed plat consists of 49 residential lots in the transitional <br /> area of the city. All of the lots meet the requirements of the City <br /> Code. <br />2. Based on the topographical map it appears that drainage would be dir$cted <br /> to the ponding area in Block 4 or to Trott Brook.. <br />3. Access to the proposed plat is provided by County Road No. 83 and ].61st <br /> Avenue N.W. The plat also provides Woodlawn Estates with another out- <br /> let to County Road No. 83 by the extension of Marmoset Street N.W. <br />4. In review of the Anoka County Soil Survey the soils in the plat consist <br /> of Nymore Land, Rifle Peat and Marsh. Based on the layout of the plat <br /> it appears.that all the lots have sufficient areas of Class I soils as <br /> defined in the Soils Chapter of the City Code for construction of on <br /> site sewage disposal systems. <br />5. The proposed plat indicates dedication of 31.74 acres for parks in the <br /> Trott Brook Area.
