The proposed plat consists of three commercial lots in the trans- <br /> itional area of the.city. None of the lots meet the area and <br /> width requirements of the City Code. <br /> 2. The sketch plan did not include the date, existing zoning class- <br /> ification, proposed land use, topographical features, address of <br /> the owner and areas 'intended to be dedicated for public use as <br /> r'reqQ}~ed.by.Article..170..O35B:of:the.City COde. <br /> 3. Since the sketch plan did. not provide any topographical features, <br /> we are unable to comment on drainage at'this time, <br /> 4. The proposed sketch plan indicates a 50 feet wide service drive <br /> adjacent to U.S. Highway No. 10, 52 and 169. However, at the <br /> January 10, 1979, Economic Development Commission meeting with <br /> 'representatives from the Minnesota Department of Transportation, <br /> it was the general concensus of the people present that the ser- <br /> vice road between County Road 56 and County Road 57 should be <br /> ilocated adjacent to the railroad right of way. <br />5. The existing shed on the easterly lot does not meet the set- <br /> back requirements of the City Code. <br />6. In review of the Anoka County Soil Survey, the soils in the plat <br />~ consist of Hubbard Sand.
