Meeting was called to order by Chairman Ken Peterson at 7:30p.m. <br />with the following in attendance: <br /> <br />Kenneth Peterson Brad Bodle Also Present: <br />A1 Sorteberg Ron West Dexter Marston <br />Kathy Schneider Art Dunn Peter Raatikka <br /> <br />Item.1 Conditional Use Permit - John Kovar Mfg~ Public Hearing. <br />Mr. Mike Kovar waa present :2o request a C.U.P. to allow them t'o-build <br />a 15,500 square foot addition to Kovar Mfg. at 6043 Hwy.#10. There <br />would not be any cars or storage in front and this woul8~ only be a <br />temporary measure and they witif, ev~ntually have. to:'r~tocate. The <br />property has already been purchased from Mrs. Guy and there"is'la~d <br />left behind for a future service road. Art Dunn questioned the lo- <br />cation of the septic system for Guy Trucking, and it will have to be <br />determined if building on the new psrcel will affect it. A~t Dunn <br />explained that there will be a need for two variances; one,variance to <br />Mrs. Guy to sell a parcel by metes and bounds, and a variance to Kovar, <br />~fg. to allow the 5 foot setback. Public Hearing closed 7:45. <br /> <br />Item 2. Urban Develooment Permit' -Rams. eY Dental Clinic- Public Hearing. <br />Dr.'s Anderson and Austin were oresent to request a U.D.P. for their <br />d~ntal clinic to be located on County Road ~,~5 between the Municipal <br />Building and 153rd Ave. <br /> <br />Pete R3atJ. kka read the Engineer's Report ahd in response to a question <br />re~.rding the drainage in the future, .replied that it appe~rs adequate <br />unless topography is altered. Dr. Anderson stated his intent to pay <br />w the cost of 152nd Lane at td. me of construction. Public Hearing Closed <br />8:00 ~.m. <br />Item 3- Vaci.~_n~9_e_R~guest - Virgil Johnson <br />Mr. Johnson ~,:as pre~ent to reouest a varianc~ to allow him to sub- <br />divid8 a lot' by metes and bounds. The lot would be Lot 2, Block 2 <br />Whisperinfl Pines Estate Plat 4. If the variance i~? gr~nted~ Mr. <br />Johnson agrmes to rem6ve an e~<isting pole barn on the property. <br /> <br />Motion by Ron ?,'est, seconded by Kathy Schneider to reco~mend to the <br />City Council to grant a variance to Virgil Johnson to allow a sub- <br />d. ivision by metes and bounds of lot 2, block 2, Whispering Pines <br />Estates Plat 4 subject to removal of e×isting pole barn into 2 lots <br />,.,~ith one lot being an acre in size and one lot of less than one acre. <br />Motion carried 6-0. <br /> <br />Motion by Ron West, seconded by Kathy Schneider to Eecommend to the <br />City Council to grant ~ variance to Virgil Johnson to allow a building <br />permit for a lot deficient in size as per ordinance. Motion carried <br />6-0. Ce~'tificote of Survey was not presented. <br /> <br />Commission action on John Kovar Mfg. request. <br />Art Dunn expressed concern over granting the conditional use permit <br />to allow an addition to an existing non ~onforming use when relocation <br />is slrearty bein~ planned for. The main concern of the Commission ,:;as <br />how to prevent future non-conforming uses in the event the 'buildings <br />change h~nds through sale,or lease; and as this request is for an <br /> <br /> <br />
