A question of whether or not to do an <br /> environmental impact assessment on developm~ants comin~ into the Ciuy. <br /> <br />Ooin~_on of the P & Z Conmission is that this is not necessary; that the other <br />ordinances protect the City in this aspect. <br /> <br />4) Special Zoning for shopping centers. <br /> <br />It was the feeling of the P & Z Conrni~sion that shopping centers should be <br />treated as under the present ordinance as conmercial or industrial zoning. <br /> <br />Item No. 6 ALPACA ESTATES TO DISCUSS PROPERTY lOCATED IN CRITICAL RIVERS <br /> <br />This property is located along the south side of Highway 10; original owner <br />was Bill Shenk. Note: Sherwin Shenk, present in the audience, questioned <br />Who actually owned this land. and how they could rezone !and that isn't theirs. <br /> <br />Mr. Jeff Caina was present on be_half of Alpaca Estates to present the proposal. <br />Alpaca Estates would like to have the property rezoned from Industrial along <br />the Highway to B-1 and from Industrial to Residential toward the Mississippi <br />River. Proposed lot sizes are 2~ acres except for the Conmercial area. <br /> <br />Kathy Schneider informed Mr. Caine that the minimum lot size for Conmercial <br />is 2~ acres and to vary from that requirement, they would have to seek <br />Board of Adjustment approval for a variance. <br /> <br />The CoTrmission indicated they would like to see Commercial zoning south of <br />Highway 10. <br /> <br />Motion by Chain~em Ken Peterson, seconded by Kathy Schneider to reconmend to the <br />City Council to schedule a public hearing for rezoning this area: Beginning at <br />a point on the east line of the West Half of the Southwest (~mrter of Section 28, <br />Township 32, Range 25, Anoka County, Minnesota distant 100.00 feet southerly of <br />the southeast corner of the Northwst ~rter of the Southwest Quarter of said <br />Section 28; thence northwesterly in a straight line, to a point on the west line <br />of East Half of the East Half of Sec. 29, Twnsp. 32, Rg. 25, Anoka County, MN, <br />distant 100.00 feet southerly of the northwest corner of the Northeast (~mrter <br />of the Southeast Quarter of said Section 29, said line there terminate. <br />Motion carried. 5 - 0. <br /> <br />Item No. 7 REZONING FROM R-1 TO INDUSTB_IAL - CASE OF SHERWIN SHENK <br /> <br />Mr. Shenk stated that he thought he was already zoned heavy industry. The <br />land involved is: Sherwin Shenk's farmland in Section 29. <br /> <br />The Commission explained to Mr. Shenk that he would be asked 'to deed a 120 foot <br />right of way through the property for Industry Boulevard as a condition of the <br />rezoning. <br /> <br /> <br />
