He suggested changing it to read "density exceed 100 trees per acre" instead of 10. <br /> <br />Jim MarCin suggested that item d) - Page 3 be changed to refer to the location <br />on the lot. <br /> <br />Art Dunn - Page 8, item c)- This item is to be deleted completely. (regarding dredging) <br /> <br />Jim Martin, referring to clear cutting - Page 8, said it doesn't address screening <br />the development from the river. Add to the end of this paragraph -"No clear <br />cutting shall be allowed". <br /> <br />Art Dunn asked a question on retaining walls, why wood? Wood will deteriorate. <br /> <br />Kathleen Schneider said she agrees, there are some decorative conCrete blocks etc., <br />that are'very attractive. <br /> <br />Ron West said concrete in its right place is more of a natural and can do a <br />better job than wood. On Page 4, i~em b) should read: Construction shall <br />be of natural stone, wood or concrete, item c~ delete: and pre-case or cast <br />in place concrete. <br /> <br />Dexter Marston said it is his understanding that commercial areas were pulled <br />away from the river area. <br /> <br />Art Dunn said they were pulled away f~om the river but not out of the critical <br />river area. <br /> <br />Ben Deemer said he would like the lot width changed to 250 feet'dimension for <br />futume resubdivision when sewer is available. <br /> <br />Mm. Marston agreed that it would be easier to divide from an administration <br />standpoint but there wou~dkbe other problems with that phrasing. <br /> <br />Ron West said he felt that anyone who is going to build on the river will build <br />in the center of the lot. <br /> <br />Ben Deemer is concerned about resubdivi~ion ~of the non-riparian lots. <br /> <br />Ron West sai~ he feels the minimum lot frontage will be closer tm 80 feet <br />instead of 125 feet 10 or 15 years down the line. <br /> <br />Art Dunn said that Ben Deemer has a good point but the other side of the coin is <br />that most developers will want to get the most they can and they will turn around <br />and fight it~-~. ,'~-'~ '~ !,'~ <br /> <br />The lot width is to be left at 200 feet for 2~ acre minimum. <br />The EQB standard setback from the river is 200 feet from the high water line <br />100 feet from the bluff line in the rural open space area. In the urban <br />area it is 40 feet from the bluff line and 100 feet from the high water mark. <br /> <br />Art Dunn said he did not concur with the 100 foot bluff line setback, however, he has <br />no problem with the 200 foot highwater line - 35 foot bluff line whichever is greater. <br /> <br />Special Meeting 7/9/79 <br /> <br />PgZ ' <br /> <br /> <br />
