11/20/79 <br /> <br />AGREEMENT -' <br /> <br /> THIS AGREEMENT made and entered into this 26th day of <br />November 1979, by and between the City of Ramsey hereinafter <br />called the City and William Aydt, Ramsey Auto Body, Inc., <br />hereinafter called the Permittee. <br /> <br /> I~q~EREAS, the Permittee has requested a conditional use <br />permit for the purpose of operating a non-conforming use in <br />a UMB zoning. That non-conforming use 'being an auto b6dy <br />repair with the following conditions and stipulations: <br /> <br />That the auto body repair business will be <br />conducted in the'existing 30 X 45 foot m.etal <br />building. <br /> <br />That the principal business conducted will be <br />auto body repair with the Permittee as the sole <br />employee except that when neces'sary he may, from <br />time to time, have a maximum of five (5) employees'. <br /> <br />The Permittee shall be able to sell occasional <br />vehicles with a maximum of three (3) vehicles <br />on display at one time outside of the fenced <br />storage lot. .. <br /> <br />That outside storage of auto parts shall be' <br />visually screened with somet]~ing compatible With <br />the surrounding area. <br /> <br />That the vehicle storage lot for all veh'i'cles that <br />are kept on the premises shall be comprised of an <br />area no larger than 20,000 square feet' with said <br />fence being six (6) feet high 'in order to adequately <br />screen the storage lot. Ail vehicles on the premises <br />shall be kept within this fenced area, with the <br />exception of No. 3 of this Agreement. <br /> <br />That there shall be no salvage or junk yard activities <br />conducted from this business or in conjunction with <br />this business. (The intention of this restriction is <br />to prohibit solicitation and/or sales' of auto parts). <br /> <br />This Agreement shall in no way restrict the sale-of <br />the business to a new owner who shall conduct the business <br />in the same manner of operation as the Per'mittee. <br />However, an annual review of this operation shall be <br />required to determine that the business operation is in <br />compliance with City regulations and this Agreement. <br />Said review to be conducted along with 'the application <br />for licensing of this business. <br /> <br /> <br />
