Landsc. aping for screening along County Road 5 will be required.
2. Additional parking spaces to be provided to the South of the
area shown on his' plan - said additional parking area can consist
of something other th~n bituminous paving and will be used as an
overflow parking lot.
3. Office building scpmre footage be increased to a minimum of 2,000
square feet by the addition of 'a greenhouse. Said greenhouse to
be shown on Mr. Crawley's plan.
4. Granting of a variance from Section 170.015D that ~requ~res him_
to show design configuration of adjacent properties and accept
the access as shown eliminat~ the 33 foot road .easement.
5. Storage or parking of vehicles and equipment.will be in the
southwest corner of the property and properly screened.
6. Pallets are to be stored in the back of the building until they
are picked up.
7. No permanent storage of refuse' or scrap oh' the property will be
allowed; further, t%x) weeks from the time sommone notices refuse,
it is to be removed.
8. .Mr. Crawley must .enter into a development contract or permit with
the City of Ramsey ·

Motion carried. 4 - 1. Gerry Zin~ne~ voted naye because he is opposed to
the roadway, he feels the roadway Should be located on the north side of the
property to minimize access points onto County Road No. 5.

It was-noted that Trott Brook Estates was formerly called Ed Klemish Sketch Plan.

Engineer P~at~ reviewed his report concerning this plat with the Cor~,~ssion.

Ha noted that a drainage easen~nt is shown but it is included as part of thru park
land, therefore, tam area available for park as shown on the prel~dnmry plat is
1.5 'acres or 5 percent of the gross area.

Discussion was held regarding the Engineer's Raport.

The P & Z Conmission feels .it would'be to the city's advantage to grant a
variance to Item No. 4 regarding the cul de sacs because it is necessary for
natural extension of the streets in the future.
