However, due to rising costs <br />and oil shortages, the council may elect to waive this requirement provided <br />that the street is extended to the plat boundary and the turn around area is <br />surfaced with class 5 gravel. <br /> <br />To date the developer has completed approximately 90% of the grading and gravel <br />base. We have estimated the cost of the remaining proposed improvements to be <br />$11,500. The bond requirement is 150 percent of the estimated cost-or-S17,250. <br /> <br />We would recommend approval of the final plat with the following conditions: <br /> <br />1. The developer enter into a performance contract with the city to <br /> complete the improvements. <br /> <br />2. All of the deficiencies stated in this letter are met or variances <br /> are granted for those items not conforming to city ordinances. <br /> <br />3.
