CASE # <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT TO EXCEED THE ALLOTTED <br />SQUARE FOOTAGE FOR ACCESSORY 'BUILDINGS; <br /> CASE OF MARTIN AND RUTH MECHTEL <br /> By: Chris Anderson, Community Development Assistant ' <br /> <br />Background: <br /> <br />The City has received an application from Martin and Ruth Mechtet for a Conditional Use Permit <br />to exceed the maximum allowable square footage for accessory buildings on properties between <br />14,880 square feet and 43,559 square feet as established in City Code on the property located at <br />15235 Zuni Street NW. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site layout <br />c) Site picture <br />d) Draft Planning Commission meeting minutes dated August 5, 2004 <br />e) Proposed findings of fact <br />f) Proposed conditional use permit <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to property owners within 350 feet of the <br />subject property. Staff sent out notices to all property owners within 350 feet. <br /> <br />Observations: <br /> <br />The subject property is approximately 0.85 acres (37,000 square feet) in size and is located inside <br />the Metropolitan Urban Service Area (MUSA). According to City Code, the property is eligible <br />fbr 1,488 square feet of accessory building space. <br /> <br />The proposed building will be 720 square feet (24' x 30') in size. Combined with the existing <br />attached garage (960 sq. ft.), the applicant would have 1,680 sq. ft. in accessory building space <br />(there is also a storage shed, totaling eighty [80] square feet that would be removed after the <br />construction of the proposed building is completed). The result is an overage of 192 square feet. <br />The applicant would like to exceed the size. restriction in order to construct a detached accessory <br />building that would accommodate the storage of private use vehicles and equipment. <br /> <br />The proposed accessory building will be located in the rear yard, and will meet and/or exceed all <br />setbacks established in the R-1 Residential District. <br /> <br /> <br />
