EXHIBIT C <br /> <br />CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />SHARP & ASSOCIATES, LLC <br /> <br />On August 24, 2004, Site Plan approval was granted by the City of Ramsey ("City") to <br />Sharp & Associates, LLC ("Permittee"), whose address is 10907 93rd Avenue North, <br />Maple Grove, MN 55369, to construct a 39,7700 square-foot self storage facility <br />("Structure") on the property legally described as follows: <br /> <br />Lot 1, Block 1, PARK 67 INDUSTRIAL PARK, Anoka County, Minnesota <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this <br />approval are as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structure shall be constructed <br />in accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The Structure shall be constructed on the Site as <br />shown on the Site Plan prepared by RJT Architects, Inc. dated May 4, 2004. (the <br />"Site Plan"). <br /> <br />o <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan prepared by RJT dated July 9, 2004, revised <br />August 9, 2004. The Required Improvements are as follows: <br /> <br />a. Site grading and utility installation in accordance with the Grading Plan and <br /> Utility Plan prepared by Plowe Engineering dated July 9, 2004, revised <br /> August 9, 2004, and City staff review letter dated August 20, 2004. <br /> b. Installation of concrete and bituminous driveways and parking lot. <br /> c. Installation of B-6/12 continuous concrete curbing around the perimeter of all <br /> concrete and/or bituminous surfaces. <br />d. Establishment of turf and sod in accordance with the Site Plan prepared by <br /> RJT dated July 9, 2004, revised August 9, 2004. <br />e. Installation of landscaping materials in accordance with the Site Plan prepared <br /> by RJT dated July 9, 2004, revised August 9, 2004 and in accordance with the <br /> City staff review letter dated August 20, 2004. <br /> <br /> <br />
