REQUEST FOR FINAL PLAT APPROVAL OF <br />THE VILLAGE OF SUNFISH LAKE 2"a ADDITION; <br />CASE OF LIBERTY LAND DEVELOPMENT, INC. <br />By: PatrickTrudgeon, AICP, <br /> Assistant Community Development Director <br /> <br />Background: <br /> <br />Liberty Land Development, Inc. has applied for final plat approval for the second and final phase <br />of Village of Sunfish Lake. The plat is called Village of Sunfish Lake 2ad Addition. The <br />preliminary plat was approved on February 25, 2003 and showed 115 lots being created on the <br />parcel (91 single-family homes and 36 cottage units). The first phase platted 27 single-family <br />units and 14 cottages. The final plat under review shows 54 single-family lots and 22 association <br />maintained cottage lots. The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Final Plat Submittal Received August 6, 2004 <br />Staff Review Letter dated August 20, 2004 <br />Proposed Development Agreement <br />Proposed Final Plat Resolution <br /> <br />Observations: <br /> <br />As previously mentioned, the submitted final plat shows the second and final phase of the <br />Village of Sunfish Lake development and contains 54 single-fami.ly lots and 22 association <br />maintained cottage units. As part of the first plat of the development, the Developer dedicated all <br />of the street right-of-ways and drainage and utility easements. <br /> <br />The property under consideration is zoned Planned Unit Development (PUD) and allows for the <br />lot configurations as shown on the plat. The property was rezoned to PUD on April 22, 2004 in <br />conjunction with approval of the final plat for the first phase. The submitted final plat is <br />consistent with the approved preliminary plat and the PUD zoning. <br /> <br />Public streets were partially constructed as part of the first phase of the development. 146th Ave., <br />Tungsten Way, and a portion of Radium Street need to be constructed as part of this phase. The <br />City has previously reviewed and approved the plans for these streets. As part of the first <br />development phase, utilities were installed in the location of the second addition. No further <br />work on the utilities are expected to occur as part of this final phase. <br /> <br />The City approved a tree preservation plan as part of the first phase approval. This plan will be <br />adhered to as part of the second phase of construction. The applicant will be required to pay fees <br />for park dedication, trail development and for sewer, water, and stormwater trunk charges. <br /> <br /> <br />
