bituminous surfacing; (b) all utilities are in place, operational and accepted by the CITY; <br />and (c) boulevard sod and landscape trees, or escrow for same, have been provided; (d) for <br />lots that have a slope of less than 2%, a certificate of grading, prepared by a licensed (State of <br />Minnesota), professional land surveyor, must be provided to the City documenting that the <br />flattest grade on the lot is 1% or greater. <br /> <br /> SECTION IV <br />PARK DEDICATION <br /> <br />16. Cash, Land, and Park Improvements. The Plat is located in the Sunfish Lake Recreation <br /> District. Park dedication requirements shall be satisfied by a cash payment in the amount of <br /> One Hundred Sixty Two Thousand Eight Hundred Dollars and no cents ($162,800.00) (74 x <br /> $2,200). This payment shall be made to the City prior to the release of the Final Plat for <br /> recording. <br /> <br />17. <br /> <br />18. <br /> <br />19. <br /> <br /> SECTION V <br />TRANSPORTATION AND LANDSCAPING <br /> <br />Park Trail Development and Fees. The City Council has established a trail development fee <br />in the amount of Five Hundred Fifty Dollars and no cents ($550.00) per lot. The amount of <br />trail fees due on the Plat is Forty Thousand Seven Hundred Dollars and no cents <br />[$40,700.001 (74 lots x $550.00 per lot). <br /> <br />Sidewalk Construction. The DEVELOPER herein agrees to construct and pave, in <br />accordance with CITY standards, a five (5) foot wide concrete sidewalk with pedestrian <br />ramps in locations prescribed by the CITY, not to exceed 5% in .grade, along the north side <br />of 146th Ave. NW, the west side of Tungsten Way NW, and Radium St and Quicksilver <br />Street. <br /> <br />Tree and Sod Planting Plan. Sodded boulevards, in addition to the planting of trees and <br />landscaping as shown in the Landscaping Plan prepared by Loucks Associates dated March <br />24, 2003, are a requirement for each lot in the Plat prior to issuance of a Certificate of <br />Occupancy. The DEVELOPER is required to submit a Plan for CITY approval that <br />identifies existing tree growth within the Plat that will be protected during construction, and <br />identifies the lodation and species of the new plantings. The trees to be protected must be <br />identified on the grading plan, and the plan must require the installation of 'tree save fences' <br />prior to land clearing or grading.
